
The Under-House Garage: San Francisco’s Most Undervalued Square Footage
A San Francisco under-house garage is usually the only flexible room in the house, and it is sitting on a bare slab poured somewhere between the twenties and the forties. Grinding that slab, testing it for moisture, and coating it turns a damp storage cave into a room you will actually walk into barefoot. Flake handles the sand and the gym gear. We drive in from Livermore, about an hour east, and by the time we reach the avenues the fog has usually beaten us there. Then we open a garage door and find the same room we always find: a washer and dryer on one side, four bikes hanging off the joists, a squat rack in the back corner, a chest freezer, a workbench under the stairs, and a car parked over all of it with maybe fourteen inches of clearance on either side. That is the San Francisco garage. It is the basement, the gym, the laundry, the shop, and sometimes the office, and in most of these houses it is the only room nobody has renovated.
We love these houses. Somebody framed them fast, built them tight, and stacked the living space on top of a garage because the lot was twenty-five feet wide and there was nowhere else to put a car. The room has been earning its keep for eighty years on a floor nobody ever finished.
What Is Actually Under Your Feet
Pull everything out and the slab tells its story fast. Most of what we grind in the Sunset and the Richmond has been painted at least once, usually gray porch paint, sometimes two colors deep, always peeling in the wheel paths first. Under the paint there is often laitance, the weak dusty layer that rises to the top when a slab is overworked or gets a little too much water in the mix. It looks like concrete. It brushes off like chalk. Nothing bonds to it, which is why the paint let go in the first place.
Then there are the cracks. Old slabs in this city move. Some cracks are hairline and cosmetic, some are settlement lines running corner to corner, and a few are where a slab was poured in two pieces on two different days. We chase them open, fill them, and grind them flat rather than coating over them and pretending. A crack you coat over comes back through the finish inside a year.
The last thing we look for is a dark halo along the base of the walls or under where the freezer sat. That is moisture wicking up through the slab from the soil under the house, and it is the single most important thing we find on a walkthrough.
None of this is bad news. It is just what an eighty-year-old working floor looks like before anybody has ever taken care of it. Grinding is the honest part of the job: it takes the floor down past the paint and the chalk to solid concrete, opens the pores so the coating can key into the slab instead of sitting on top of it, and shows us every soft spot at once. We would rather find the surprises with a grinder on day one than with a topcoat on day three.
The Moisture Test Decides Everything
These garages sit on grade with dirt right underneath and, in the flatter blocks near the ocean, sandy soil that holds water after a wet week. Most of these slabs went in before anyone put a vapor barrier under a pour. So the ground pushes moisture up through the concrete continuously, and if we seal a floor tight over an active slab, that vapor collects under the coating and lifts it off in bubbles or blisters.
So we test before we quote a system, not after. A calcium chloride test or a relative humidity probe left in the slab tells us how much vapor is actually moving. If the numbers come back low, a standard epoxy base is fine. If they come back high, the floor gets a moisture-mitigating primer built for that job before anything decorative goes down. That primer is the difference between a floor that lasts and a floor that peels in a year, and skipping it is the most common reason we get called to strip somebody else’s work.
Anybody who quotes your garage without asking about moisture is guessing. In this city, that is an expensive guess.
Salt Air, Sand, and the Way SF Garages Wear
The wear pattern out here is specific. Salt-laden fog rolls in most of the year, and it comes into the garage every time the door opens. It sits on the slab, it sits on the bottom of the roll-up, and it works on anything metal you leave on the floor. Bare concrete drinks it.
Then there is the sand. If you park anywhere near the beach you are tracking grit in on tires and shoes every single day, and sand under a car tire is basically a grinding wheel. On a painted floor it cuts through in months. On a properly ground and coated floor it sweeps up and the finish keeps going. Add the fact that these rooms are cool and damp year-round, and you get the third thing everyone here recognizes: cardboard boxes that go soft on the bottom, and tools that rust sitting on a shelf. A sealed floor cannot dehumidify your garage, but it stops the slab itself from acting like a wet sponge in the middle of the room.
Pick the System by What the Room Does
Flake is the right answer for most of these garages. Metallic is for the garage that is really a room. Here is the part nobody enjoys talking about. The floor has to be empty, and the car has to sleep somewhere else for about three days. Day one is the grind and the repairs. Day two is base and broadcast. Day three is the topcoat, then roughly a day before you walk on it and a couple more before the car comes home. In most of the city that means permit parking, and we would rather be straight with you than cheerful about it. Plan the street parking before we start, check your zone’s rules, and if a neighbor has a driveway apron they are not using for the week, that conversation is worth having. Access matters too. We are bringing a grinder and a vacuum down a driveway that is sometimes steep and sometimes barely wider than the truck, so we walk it before the day of, not the morning of.
We would also rather you use the empty-room moment. When everything is out and the slab is bare, that is the cheapest hour you will ever have for deciding what actually comes back in. Half the storage in these garages has not been opened since the last move, and it is a lot easier to sort it on the sidewalk than to carry it back down the stairs.
What Changes After
The honest reason to do this is not the shine. It is that people use a finished floor differently. A garage with a clean, sealed, light-reflecting floor stops being the place you shove things and starts being a room. Kids sit on it. The yoga mat goes down without a towel under it. The bikes come off the ceiling hooks. The workbench gets used at night because you can finally see.
