Fog, Humidity, and Epoxy: How San Francisco Weather Changes an Install

Epoxy is a chemical reaction, and that reaction reads the room. Cool damp air slows it down and can leave a waxy film on the surface called amine blush. The real control number is not the forecast, it is the gap between slab temperature and dew point. We measure both, and on some fog belt days we pack up rather than pour.

We install across the Bay, and San Francisco is the one city where we plan the calendar around the weather instead of the other way around. A garage in the Sunset and a warehouse floor in the Bayview can sit four miles apart and behave like two different job sites on the same Tuesday. That is worth understanding before you book anyone, ours or otherwise.

What Cool, Damp Air Actually Does

Epoxy cures by reaction, not by drying. Resin and hardener combine and generate their own heat, and the pace of that reaction rises and falls with temperature. Drop the slab temperature and the pot life stretches, the coating stays workable longer, and full hardness arrives later than the same product would deliver in a warm garage inland. That is not a defect. It just means the floor is not ready for foot traffic or vehicles when you might expect, and rushing it is how a good floor gets ruined.

Humidity brings a second problem. Amine hardeners react with moisture and carbon dioxide in the air, and the byproduct is a greasy or hazy film on the fresh surface. Installers call it amine blush. On a topcoat it dulls the gloss. Between coats it is worse, because the next layer bonds to the blush instead of the coating underneath, and that is how you get peeling a year later that looks like a product failure but was really a scheduling failure. Blush can be washed off and abraded, and we do that when conditions call for it, but we would rather not create it.

Dew Point on the Slab Is the Number That Matters

Concrete holds temperature. On a foggy morning, a slab can sit colder than the air above it. When surface temperature falls to the dew point, moisture condenses on the concrete, and a film of water you often cannot see is enough to wreck adhesion on a primer coat. Nothing about the sky tells you this is happening, and a slab that looks perfectly dry to the eye can be carrying a microscopic layer of water across the whole pour area.

So we do not guess. We take air temperature, relative humidity, and surface temperature with an infrared thermometer, calculate dew point, and compare it against the slab. Working with a comfortable margin above dew point is standard practice for coatings work, and it is the single most useful habit an installer can have in this city. If the slab is sitting at or near dew point and the trend is going the wrong direction, the honest answer is to wait.

The Fog Belt and the Sunny Side Are Two Different Jobs

Anyone who lives here knows the microclimates, but they change the work in specific ways. Out in the Sunset, the Richmond, and along the Daly City edge, the marine layer can sit all morning and burn off late or not at all. Slabs stay cold, ambient humidity stays high, and the usable window is narrow. Those jobs get built around a mid-afternoon start when the slab has picked up whatever warmth the day is going to give it.

The Mission, Potrero, the Bayview, and the eastern slopes run warmer and drier, sometimes by a wide margin on the same afternoon. Those neighborhoods behave much closer to a normal install: earlier starts, more predictable recoat windows, less babysitting of the environment. Same product, same crew, different plan. Heaters, Airflow, and Knowing When to Stop

We are not helpless against the weather. Closing the space, running gentle heat to bring the slab up, and moving air with dehumidification changes the picture considerably, and for garages that is usually enough. Two cautions we take seriously. Unvented combustion heaters dump moisture and carbon dioxide into the air you just spent effort drying, which feeds blush. And heating a cold slab too aggressively can drive vapor and air out of the concrete and up through wet coating, leaving pinholes.

There is also a decision point where the right move is to not pour. If the slab will not climb clear of dew point, if the fog is settling back in before the coating reaches the stage where it can shrug off moisture, we reschedule. A day lost is cheaper than a floor recoated. We would rather have the awkward phone call about moving to Thursday than the much worse one nine months later about why the coating is lifting near the door. Any installer who tells you the weather never changes their plan is telling you they do not check.

Moisture in the Slab Is a Separate Problem

People blend these two together and they should not. Humid air is a today problem, solvable with scheduling and equipment. Moisture inside the concrete is a permanent condition of the building, and it does not care what the forecast says. Vapor pushing up from below can lift a coating off the slab months after the install looked flawless.

Different problems get different tests. For air we use a hygrometer and surface readings. For the slab we test what the concrete itself is doing, whether that is a taped plastic sheet for a rough read or relative humidity probes set into the slab for a real number. Older San Francisco garages, basement level rooms, and anything built on a slab without a vapor barrier are exactly where this matters. When the readings come back high, the answer is a moisture tolerant primer system, not optimism. This is a standard part of how we approach garage epoxy work in San Francisco.

Polyaspartic Topcoats in the Cold

Polyaspartic behaves differently than epoxy here, which is why it shows up on so many of our schedules. It tolerates lower temperatures better and keeps curing when epoxy has slowed to a crawl, which turns a marginal foggy afternoon into a workable one. It also cures fast enough that a floor can go back into service the next day, which matters in a city where street parking means a car cannot simply live in the driveway for a week.

The tradeoff is working time. Polyaspartic sets quickly, and in cool damp air its response to moisture during cure is real, so the crew has to be organized and the batches sized to what can actually be spread. That is a skill question, not a product question. And ask how the recoat window shifts on a cold day, because a crew that recoats on a stopwatch instead of a touch test is going to trap blush eventually.

Is slab moisture the same thing as humidity in the air?

No, and they need different tests and different fixes. Air humidity is handled with scheduling, heat, and dehumidification. Moisture coming up through the concrete is a building condition that calls for slab testing and, when readings are high, a moisture tolerant primer under the system.
