
The Third-Floor Kitchen Problem
Getting a stone slab up to a third-floor flat in San Francisco is often the most expensive part of the whole kitchen. Epoxy resurfacing goes over the counters you already have, carried up in buckets instead of on a crane, with no tear-out and no dumpster parked on a permit block. It has real limits on heat and deep scratches, and we would rather you hear them now.
We spend a lot of our week in Bay Area kitchens, and the ones in San Francisco flats have a problem the rest of the region does not. The kitchen is usually up two or three flights. The staircase turns twice. There is no elevator, because the building went up before elevators were a thing anybody put in a six-unit Edwardian. And a finished stone counter is a rigid piece of rock roughly nine feet long that does not turn corners.
What It Actually Takes to Land a Slab Up There
Fabricators measure the stairwell before they measure the kitchen. They are looking for the tightest pinch point, usually the half-landing where the run doubles back, and they are checking whether a slab that size can be tilted through it at all. Often it cannot. Then the options get expensive fast: seam the counter into more pieces than the design wanted, pull a sash window and bring it in through the front of the building with a boom lift, or price a crane and the street closure permit that comes with parking a crane on a Sunday morning in the Mission.
The other risk nobody enjoys discussing is breakage. Stone is strong in compression and unforgiving in flex. Carried at the wrong angle on a turn, a slab can crack on the landing, and that piece is finished. It gets refabricated, which means another template, another lead time, and another trip up the same stairs. None of that is the fabricator being careless. It is the physics of moving something rigid and heavy through a building designed in 1912.
Pouring In Place Instead
Resurfacing skips the whole logistics chain. Everything we bring up those stairs fits in a hand, which is the entire point. Buckets of resin, a sander, a mixing drill, pigments, drop cloths. The counters that are already in the kitchen stay in the kitchen. We sand the existing surface to a bond profile, prime it, and pour an eighth to a quarter inch of epoxy over the top, working around the sink and the faucet without pulling plumbing.
Which means no tear-out debris, and that matters more in San Francisco than almost anywhere. Demolition produces a counter-sized pile of old material that has to leave the building the same way the new one would have come in, and it has to go somewhere. On a street where every space is permit parking and a dumpster needs its own paperwork, “no dumpster” is a genuine line item. What Takes a Pour, and What Does Not
Laminate is the best candidate we see, and San Francisco flats are full of it. Sanded properly, it takes a bond well and disappears completely under the new surface. Plywood, MDF, and solid-surface counters behave the same way. Old natural stone works too, as long as it is sound and we scuff the polish off first.
Tile is the honest exception. Epoxy does not bond reliably to a fired glaze, and the grout lines telegraph through the finish as shallow valleys once the resin levels out. Tile counters need the tile pulled first, which puts you back into a small demolition. A soft or delaminating substrate is the other no. If the particleboard under the laminate has taken on water around the sink, a new surface poured over a spongy base will move with it. We would rather fix that first than pour over it. Marble Looks Over Tired Nineties Counters
Most of what we are asked for is a white and gray Carrara veining over builder-grade counters from the nineties, the mottled beige laminate with the rolled front edge. Veining is done by hand during the pour, moving pigment with brushes and air before the resin sets, so no two counters come out identical. Warm bronze with copper movement suits the older wood cabinets in a lot of these flats better than a cold white does. Same technique we use on metallic epoxy floors in the city, at a smaller scale and with a food-safe clear coat on top.
The Limits, Said Plainly
Heat is the real one. Epoxy holds up to about 150 degrees. A pan straight off a burner will mark it, so trivets stop being optional. Quartz and solid surface ask for the same courtesy, but we would rather you know before the pour than after.
Deep scratches are the second. The finish shrugs off daily wear and resists wine, coffee, and oil once sealed, but it is a resin, not a rock. Cut on a board. A gouge can be patched and blended, though a patch is a repair and not an erasure. Third, resealing. Every five to seven years a fresh clear coat brings the depth back. That is maintenance, not failure.
Between Tenants: The Landlord Math
Owners of rental units in the city run a narrower version of this calculation. A vacancy has a cost per day, and a stone replacement in a walk-up eats days in template time, fabrication lead time, and stair logistics before anyone touches the kitchen. A pour happens in the unit on a fixed schedule with no permit for the curb. A kitchen that photographs like stone without a week of demolition is usually the whole reason the phone rings.
Living There While It Cures
You keep living in the flat. Day one is prep and the first pour, and the kitchen is ours for most of it. The surface is firm to the touch within a day, and we ask that nothing sit on it. Light use comes back at two to three days. Full cure, meaning hot pans on trivets and normal kitchen life, lands around a week. The sink is typically usable well before that.
